The Psychology of Persuasion - Why People Act the Way They Do

So how can you utilize the subconscious factors that come into play when people are making decisions. These are some of the more common ones:

1. The Likeability Rule: It may seem obvious, but people will more often say "yes" to someone they know and like, rather than to a complete stranger. Familiarity - through repeated, ongoing contact with someone - increases this, as long as the contact was positive rather than negative. Likeability includes physical appearance, which is why advertisers use beautiful models to sell products, rather than ordinary looking ones. Within your own industry, think of the people who have reached the top of their game, who are liked and respected and known for their ability to persuade other people. What is it about them that attracts other people? Being associated with these people, can have a "halo" effect on those around them.

2. The Reciprocity Rule: one of the most powerful social "rules" is the reciprocity rule, whereby people feel compelled to repay a good turn to someone who has done a good turn for them. There was a an experiment once where sociologists sent out Christmas Cards to complete strangers to test how strongly they would feel obliged to reciprocate and over 95% of them sent cards back - even though the sender was a complete stranger to them. According to sociologists and anthropologists, this rule makes possible the development of continuing relationships and knowledge and resource sharing that is beneficial to society in general.

The Social Validation Rule: Given few other clues, or limited time in which to make a judgement, the majority of people will react towards others by copying the behaviour of the people around them. If other people act well towards you, then it will encourage the same behaviour from others. An older, less attractive man may compensate for his "shortcomings" by acquiring a "trophy wife" which will increase the man's perceived value when others see him with an attractive, younger woman.

Another example is when a long term unemployed person may negatively viewed by potential employers, even if they are highly skilled and experienced, as people will automatically attribute their lack of employment to some inherent character fault or weakness rather than because of an external situation. At the same time, someone who seems to be in high demand, a CEO of a major company for instance, may effortlessly attract better job offers and bigger pay packets, even if his/her performance is actually rather lacklustre. "Success attracts success" so the saying goes, and when people appear successful, then other people subconsciously look for other positive factors to explain that person's success, and overlook their faults.

4. The Authority Rule: People are more likely to believe, follow the recommendations or directions of someone they believe is an expert in some way, even if their expertise is in a completely different area to the one that requires a decision. Having a Dr in front of your name, or a PhD after it will also increase your perceived authority, even if is not relevant. Another way of demonstrating authority, is by the outward symbols of it, even if they are not backed up by anything; status symbols in the form of titles, clothes, cars, houses (even post codes) are part of this.

5. The "Rejection-Then-Retreat" Rule: This rule relies heavily on the social pressure which pushes people to reciprocate favours. By asking for an extreme request that you know will be rejected, you can then follow up with a lesser request - the one that you wanted all along - which will be more likely to be accepted.

6. The Public Commitment Rule: When a commitment is made by someone in a way which involves the person actively, voluntarily and publicly, it increases the likelihood that the person will follow up on that commitment. This is largely what weddings are about. Why are they so elaborate and public? Why are the vows exchanged in front of family, friends and witnesses? Why does society require a marriage certificate or contract which is signed by both parties in a public setting?

The public and ritualized way in which people get married increases the likelihood that the promises will be kept, because the internal and external pressures will require the married couple to live up to what they promised in public.

Equally, during other sorts of negotiations, it's important to get small commitments agreed and written down, even if they are small steps along the way to the much bigger commitment that you are aiming for.

7. The Scarcity Rule: This can be summarized as "Scarcity breeds Desire". (see also under "Social Validation Rule"). People tend to assign more value to things when they are perceived to be less available. The use of this principle for profit can be seen in the "limited offer" and "ends today" tactics. On a personal level, by having a unique or uncommon skill or expertise (a "USP") that makes you something of a rarity, you can create a demand for your product or services, that wouldn't otherwise exist. Never put your mobile 'phone number on your business card - this makes it just that little bit harder to contact you and it also suggests that you have so many contacts, you need to restrict your availability to them all.

8. The Reverse Psychology Rule: People use reverse psychology to "trick" people into choosing the opposite of what they really want, by playing on the instinctive human reaction against being told what to do. A real life example of this was used in promoting the classic Queen song "Bohemian Rhapsody" which lasts 5 minutes and 55 seconds when played in its entirety. At the time of its release in 1975, most record companies felt that it was far too long to play on the radio, but Freddie Mercury gave a personal copy to his good friend, DJ Kenny Everett with specific instructions NOT to play it, knowing full well that Everett wouldn't be able to resist, which proved to be the case. If you've ever suffered from insomnia, you'll know that deliberately focusing on trying to fall asleep, will have the opposite effect and make the problem far worse.

9. The Simple Theme Rule: a theme is a verbal picture which communicates ideas far beyond the basic meaning of the words. If you are invited to a party with a theme - say, a murder mystery them or an Italian them, you will already broadly know, without being told, what to wear, what you will do at the party, the type of music, the type of food and so on. The theme has already given you a "word picture" which conveys a lot of information. Having a "microbrand" which moves around with you will instantly convey "Brand You".

10. The "How You Say It "Rule

It's easy to assume that a sentence like "I can't promise you that result." has only one meaning, but in reality, emphasis and tone provide much of the actual meaning. To test this, look at the each of the sentences below, each with a different word emphasized, and followed by the implied meaning.

1. I can't promise you that result. (But maybe somebody else can.)

2. I can't promise you that result. (There's no way that is possible.)

3. I can't promise you that result. (But you may get it anyway.)

4. I can't promise you that result. (But I can promise it to somebody else.)

5. I can't promise you that result. (But I can promise you another good result.)

6. I can't promise you that result. (But I can promise you something.)

The meaning of what we say is determined by which words we emphasize, and which words to underplay and if you can't promise someone that price, you can tell him "I can't promise you that RESULT," and the hearer may still feel good about the situation, especially if you immediately follow with something else that you can promise.

How to Obtain Title For Abandoned Real Estate Through Adverse Possession in the State of California

What is Adverse Possession? How can I obtain title to real estate?

In a nutshell adverse possession is a process where a person or an investor can obtain the ownership or title of real property from another person because the owner has abandoned the property. This is done by simply taking possession of that property in the manner prescribed by state law.

In doing so, you can, literally acquire ownership or title of the real property for just paying the back delinquent real estate taxes and the cost to file a quiet title lawsuit establishing that you obtained title to the property through adverse possession. In other words, you can take title of valuable property for a incredible discount.

How to Obtain Title For Abandoned Real Estate Through Adverse Possession in the State of California

The Law of Adverse Possession

The laws governing adverse possession is local state (or, in Canada, territorial law); consequently an Abandoned property investor must look into the specific laws of a specific state or Canadian territory where the real property is located. Since the laws are different dramatically from jurisdiction to jurisdiction and can often be confusing, anyone wishing to take title to real property through adverse possession should contact a knowledgeable attorney before attempting to do so.

In order for you to begin understanding the requirements of Adverse Possession let's look at a specific example. Below is a closer look at th California Adverse Possession law. We will use this law to identify and explain some of the more common terms used in Adverse Possession.

California Adverse Possession Law

Briefly, California state law states that Real Estate investors wanting to obtain title to another person's real property through adverse possession MUST satisfy all the following Requirements:

1.That the Abandoned property investor's possession was held under either (1) a claim of right or (2) under color of title:

2.That the Abandoned property investor's possession was actual, open and notorious;

3.That the Abandoned property investor's possession was hostile, adverse an exclusive;

4.That the Abandoned property investor's possession was continuous and uninterrupted for a period of five years;

5.That the Abandoned property investor paid th real property taxes during that five-year period.

Possession must be held under either (1) a claim of right or (2) under color of title.

The California statutes governing adverse possession and as well as the statutes of most other states make a distinction between claiming adverse possession based upon a "claim of title founded upon a written instrument or judgment or decree" (often referred to as a claim under color title) and claiming adverse possession based upon "a claim of title exclusive of any other right, but not founded upon a written instrument, judgement, or decree" (often referred to as a claim as either a claim of right, see California Code of civil procedures Section 322 and 323. As to such claim under claim o right, see Code of Civil Procedures Section 324 and 325.

Basically a claim of adverse possession based upon color color of title is one where the claimant(Abandoned Property Investor) took in good faith possession under a deed (or some other written instrument) or judicial decree that appeared to transfer good title, but was defective. For example, a tax sale investor might take adverse possession through color of title for real estate bought at a California county tax-defaulted sale where the sale was conducted improperly and, consequently, the deed was void.

"Claim of Right" or "Claim of Title"

Abandoned property investors attempting to take title to real estate through the doctrine of adverse possession are generally more interested in taking such title through "claim of right" or "claim of title". Under this doctrine, an investor merely needs to take actual possession of the property and hold that possession as required by appropriate jurisdictional law.

As might be expected, the requirements to establish adverse possession under a claim of right are (under California law and under the law of most all other states) are more strenuous than those associated with claiming under color of title.

In order to be accurate as the specific requirements for a claim of right refer to the specific state statutes. Again, to be safe consult with a knowledgeable attorney in the county where the property is located.

Possession must be actual

As will be seen below, an abandoned property investor claiming possession under the doctrine of adverse possession does not have to personally occupy or live on the real estate to be in actual possession of the property. However, actually living on the real estate is probably the strongest and clearest evidence that possession is actual.

Possession by tenant as actual possession

Real property can be occupied, lived on, and actually possessed by a tenant under a tenancy agreement. Take, for instance, if you look at the California appellate case of Traeger v. Friedman (1947) 79 CA 2d 151. In that case, the adverse possession claimant took possession of a apartment building through tenants and, then, managed and rented for five years. She evn paid the real property taxes out of the rent. The California court held that she had met the actual possession requirement needed to perfect title under adverce possession.

Possession is deemed actual if lands is "protected by a substantial enclosure", "usually cultivated or improved"

If the adverse possession is claimed based on a claim of right, then California Code of Civil Procedure Sections 324 and 325 apply.

A abandoned property investor's possession is deemed to be in actual, open and notorious possession of specific real property under a claim of right when that person has either

1."protected" that property "by a substantial inclosure" OR
2.That person has "usually cultivated" OR
3.Has "improved" tht property.
If the real property being taken through adverse possession is a lot and acreage and cannot be actually possessed (i.e., lived on) then that property must be either "protected...by a substantial inclosure", "usually cultivated", or "usually improved".

If the property is protected by a substantial inclosure, then the inclosure must be "substantial" enough to give the true owner notice of the investor's Claim of adverse possession during the entire prescriptive period. Older Cases hold that the inclosure must be substantial enough and remain so throughout the prescriptive period of five years and protect all sides of the property claimed from intrusion by cattle or other animals. If the inclosure is so damaged as not to be able to protect all sides of the property from such intrusion, then the Abandoned property investor or claimant must promptly repair that damage inclosure or risk being found by the court to have not met this requirement.

Meeting ANY one of the three alternative, meets the actual possession requirements for adverse possession even though the Abandoned property investor or claimant does not live on the property.

Additionally, California cases have held that although "grazing" or "pasturage" is not mentioned in the Code of Civil Procedure Section 325 reproduced above, it is a method whereby an investor can take actual possession.

Possession Must Be Open And Notorious

Basically, an owner of real estate will not lose that real estate through the doctrine of adverse possession unless the manner in which the investor holds actual possession would provide reasonable notice of that possession if the owner inspected the property. Repairs and improvements made to houses such as painting the ouside of the house, keeping up the outside ground, etc. are examples of such actions.

However, an owner can lose title to real estate through adverse possession even through he or she is never actually aware of the possession because the owner never visited the real estate to discover the improvements made by the abandoned property investor.

Possession Was Hostile, Adverse And Exclusive.

Basically, if the abandoned property investor or claimant is in possession under color of title, then that possession is deemed to be adverse and hostile to the true owner and it is not necessary to offer any further proof.

However if the Abandoned property investor or claimant is in possession under claim of title, then the claimant must prove that the possession was hostile and adverse. The word "hostile" does not mean that the possession was "overtly antagonistic" to the owner; it means simply that such possession is "inconsistent" with that of the true owner.)

It must be shown that the possession was in violation of the true owner's property rights and that it should give rise in the owner a reason to begin an action to terminate the Abandoned property investor or claimant's possession or use.

Possession of the property with the owner's permission is not hostile or adverse. see California Civil Code Section 813 which provides a better legal explanation of this process.

Basically what the California Civil Code Section 813 means that the owner of the property can give permission for the use of that property by the general public or specific individuals. The statute further states that: "In the event of use by other than the general public, any such notices, to be effective, shall also be served by registered mail on the user.

The claimant's use must also be exclusive, use of that property by the legal owner or any other person except the claimant or abandoned property investor or a tenant of the claimant or abandoned property investor holding possession on behalf of that person will probably defeat a claim of title through adverse possession.

Possession Was Continuous And Uninterrupted For Five Years.

This requirement can be found in Civil Code Section 1007 when read together with Code of Civil Procedure Sections 318, 319, 321, 322, and 325. Most specifically, Code of Civil procedure Sections 325 provides:

"provided, however, that in no case shall adverse possession be considered established under the provisions of any section or sections of this code, unless it shall be shown that the land has been occupied and claimed for the period of five years continuosly, and the party or persons, their predecessors and grantor's, have paid all the taxes, state, county, or municipal, which have been levied and assessed upon such land."

The requirement does not mean, however, that the investor must be physically on the land every day for five years. For instance, if actual possession of a home or other rental real estate is held by tenants on behalf of the adverse possessor or abandoned property investor, then ordinary vacancies will not disrupt the continuity of the possession.

So, if an investor were to take possession of rental property, for example, and there were normal vacancies that occur, these vacancies would not be considered a violation if the five year occupancy requirement. It also means that the investor does not have to live on the property to make this claim. That means you can claim adverse possession at multiple properties as long as the property is safe and liveable for tenants. That means a positive cash flow while waiting in the prescribed period and also without your physical stay at your property.

Claimant Paid The Real Property Taxes During That Five Year Period.

See Code of Civil Procedure Section 325 which governs this requirement

The Abandoned property investor or claimant must prove that he or she has paid all taxes that have been levied and assessed against the real property claimed during the entire five year period. A failure to pay taxes assessed for any one year will defeat a claim for adverse possession. Then the claimant must also pay any delinquent taxes outstanding for years prior to the start of the claim for adverse possession. For more details please refer to the case of Los Angeles v. Coffey (1963) 243 CA 2d 121,125.

Under the law of the state of California, if a Abandoned property investor meets all the requirements of the law of adverse possession under claim of title, then that person becomes the true legal owner of the real estate that has been abandoned. If the legal title of the real property was held by the former owner with no outstanding liens that superceeds the tax lien, then the investor will have acquired the real estate for, basically, just five or more years worth of back delinquent real property taxes or for just a small investment.

So, What Should A Abandoned Real Property Investor Look For?

The two most important principles of the law of adverse possession is that a Abandoned real property investor wants to see are the following:

1.The ability to take adverse possession under Claim of right or claim of title as opposed to color of title and
2.A relatively short prescriptive period. The period of time the Abandoned property investor must adversely possess the real property before that investor can obtain title to the real property.
You are probably asking yourself, Why?

Because in the state of California, the period or prescriptive period is five years based upon the California Code of Civil Procedure. However in some states the period can last from 10, 15 or 20 years until you get title through adverse possession.

The History of Hair Extensions

Hair extensions might seem like a new invention but in reality hair additions have been around as far back as the Egyptian times when both men and women work wigs. Since then hair pieces have been in and out of fashion ever since.

In 1800 fake hair was frowned upon and women left their hair to be natural until the Romantic era was in full swing when women wore elaborate Apollo knots. Come the mid Victorian era and hair pieces were used a lot more extensively. Then strangely in the early 20th century Edwardian women wore false hair additions to create the pompadour hairstyle which looked like a woman was wearing a teapot on her head. How that became fashionable I don't really know!

Around the 1920's less hair was the big thing so hair pieces took a dive around that time and it wasn't until the 1940s when long hair came back into fashion and women starting indulging again. Then in the 1960's big hair was back with a vengeance. Coils were the in thing or the updo as better known to us were seen of many women, this was created by very extravagant human hair pieces. Wigs made from real or fake hair were commonly worn around this time too and carried on into the early 70's. Come the 80's and big hair was in but only natural hair. Famous singers wore wigs but that was about it.

The History of Hair Extensions

In the 1990's hair pieces or wigs became a lot more affordable to everyone, not just the rich and famous. The famous spice girl Victoria Beckham has been credited for the latest fashion of human hair extensions. When she first got together with her now husband David Beckham it was a time when public interest in the couple was at a all time high and they were both photographed all the time and would be found on the cover or most newspapers and magazines. With this sort of publicity everything about the couple was scrutinised. At that time pictures of Victoria were on the front of every paper or magazine with many different hair styles on view. Some days she had short hair, the next she had long and it was obviously these styles were created thanks to hair extensions. She even spoke about them and explained they were created with natural human hair which caused slight controversy as to where the hair came from.

Since then the trend has become much more widespread with lots of different people using them for different reasons. Teenagers looking for long hair have extensions as do older women trying to replace thinning hair. And many women use them just for special occasions. There are many different materials they are made from including a whole range of fake synthetics ones to gorgeous natural European hair.

Permanent hair extensions can cost a few hundred pounds for each application and they only last up to around 4 months. There are lots of different methods of attaching the hair some safer than others. With permanent hair extensions usually a small group of hair strands are collected which the hair is attached to. There are different types of adhesive including wax, glue, or heat all of which are not that great for your hair. When it comes to removing the extensions chemicals are needed and these can often leave hair damaged. Another option is to have the hair weaved on. It is known as 'wafting' and is a much safer option as no chemicals are needed.

The clip-on hair extensions come in a variety of different colours and lengths are the best option for non permanent hair pieces. They are very easy to use and as long as you get the right hair colour and texture of hair, no one will know your hair is fake. In fact I have sat next to a work colleague for months not realising that her long hair was in fact clip on hair pieces. It was only whilst getting ready for our Christmas works do that she pulled her hair off! I was shocked to say the least as her natural hair was just shoulder length and I had no idea.

Why Non Verbal Communication is Important

What is communication?

It is a process that involves exchange of information, thoughts as well as ideas and emotions.

Based on the channels used for communicating, the process of communication can be broadly classified as verbal communication and non verbal communication.

Why Non Verbal Communication is Important

Non verbal communication is the most important method of communication that we have available as human beings. It is estimated that 55% of our communication is based on the non verbal communication methods, and only 38% is attributed to vocal communication, whereas written communication comes third with only 7% of our total.

The process of communication involves a sender that encodes and sends a message, which is then carried via the communication channel to the receiver. He/she decodes the message, processes the information and sends an appropriate reply via the same communication channel. This process is similar whether we are employing verbal or non verbal methods of communication.

Communication includes written and oral communication, whereas the non verbal communication includes body language, facial expressions and visuals, such as diagrams or pictures, all of which are used as a means of communication.

Important non verbal methods of communication

There are eight main methods of non verbal communication. Generally we are very familiar with the idea of 'body language'. But this is a general term which covers different types of non verbal communication such as Gesture, Posture and Eye-Gaze.

1. Eye gaze
Eye contact can indicate interest, attention, and involvement. Gaze includes the actions of looking while talking, maintaining eye contact while listening, patterns of fixation, pupil dilation and blink rate.

2. Facial expression
Universal facial expressions signify anger, fear, sadness, surely and disgust. If you smile, frequently, you'll be perceived as more likable, friendly, warm and approachable.

3. Posture
Your posture, including the pose, stance and bearing of the way you sit, slouch, stand, lean, bend, hold and move your body in space. It can immediately affect the way people perceive you.

4. Gesture
May be articulated by the movement of hands, arms or body, and also includes the movement of the head, face and eyes such as winking, nodding or rolling one's eyes.
Speaking without gesture, can be seen as boring, stiff and unanimated.

5. Haptics
The word given to 'touch' as it refers to communication, includes handshake, holding hands, kissing, backslapping, high fives, a pat on the shoulder and brushing an arm.
The meaning conveyed from touch is highly dependent upon context, the relationship between communicators, and the manner of touch.

6. Paralanguage
This term refers to the non verbal cues of the voice. Acoustic properties of speech such as tone, pitch and accent can all give off a non verbal cues

7. Proxemics
This refers to the non verbal study of space and distance. The concept of territorial space refers to the area around the person that another person is not allowed to enter without consent. For example, the intimate zone is said to be up to 2 feet around the person and is reserved for close friends and loved ones.

8. Clothing and bodily characteristics
Finally, elements such as physique, height, weight, hair, skin colour, gender, odour and clothing send non verbal messages during interaction. They cannot be ignored.

African-American Women-Owned Businesses

Are you an African-American woman considering starting your own business? Are you looking for assistance with the start-up costs, or even the entire financing your new endeavor? Have you thought about grants and small loans structured specifically for minority owned businesses? If not, why not?!

Did you know that of all business owners in 2002, 8.43% were African-American? Of that 8.43%, an impressive 46% of those companies were owned by women. That's a pretty good statistic if you are an African-American woman who is looking to start her own business.

The Minority Business Development Agency. This is a federal agency designed specifically with the establishment and growth of minority-owned businesses in the United States. They list business opportunities as well as addressing the financial aspect of starting your company. The Small Business Office of Business Development: This website will provide you with some of the tools you need and services that can assist small disadvantaged businesses grow and thrive in this economy. The SBA Office of Womens' Business Ownership has information specifically written for women who are just starting out, with tips on how to become successful and remain successful.

You can find all of the above information and more at www.business.gov. Aside from loans, there are grants available to help get you started. Check into http://www.grants.gov to see what they have to offer. You can fill in applications on-line to see if you qualify for any grants.

Another resource to keep in mind is your own state. Almost every state has its own funding and information for women-or minority-women owned businesses. Simply go to your State's Minority Business Development Center website and see how it can help you. There are also other websites that offer assistance in writing a plan for a successful company, and the steps to follow when creating a new business. Remember, there are multiple ways to get financing for your business and defray some costs. Women have a huge Entrepreneurial spirit, and make up a large share of business ownership, especially in the African-American market, so take advantage of the help that is out there for you!

Hurdles to Cross Cultural Business Communication

International businesses are facing new challenges to their internal communication structures due to major reforms brought about through internationalization, downsizing, mergers, acquisitions and joint ventures.
Lack of investment in cross cultural training and language tuition often leads to deficient internal cohesion. The loss of clients/customers, poor staff retention, lack of competitive edge, internal conflicts/power struggles, poor working relations, misunderstandings, stress, poor productivity and lack of co-operation are all by-products of poor cross cultural communication.
Cross cultural communications consultants work with international companies to minimise the above consequences of poor cross cultural awareness. Through such cooperation, consultancies like Kwintessential have recognised common hurdles to effective cross cultural communication within companies.
Here we outline a few examples of these obstacles to cross cultural co-operation:
Lack of Communication
It may seem obvious to state that non-communication is probably the biggest contributor to poor communication. Yet it continues to prove itself as the major problem within most companies.
Lack of communication with staff is not solely due to lack of spoken dialogue. Rather it relates to access to information.
For example, not giving feedback (negative or positive), informing staff of decisions and actions that will affect their roles or failure to properly communicate expectations are all ways in which information can be withheld from staff. This will eventually result in an alienated staff base that feels divided from management and superiors.
If managers are too selective in providing information, this can cause suspicion and jealousy among staff and will eventually result in internal strife instead of cohesion.
A management which does not and will not communicate and interact physically with staff demonstrates a lack of interest, trust and respect.
In the West it is often the case that communication lines are vertical. Staff report up to managers and managers up to senior levels and so on. Ideally lines of communication should run both ways. Those with a subordinate place in the communication process tend to feel estranged, indifferent and possibly even belligerent.
Lack of communication in all its forms is unhealthy. Companies and managers must be aware of how, what and to whom they are communicating.
Language
Communication difficulties through language come in two forms:
Use of inappropriate language
Language carries with it subliminal meanings and messages transmitted through vocabulary, stress and tone. The wrong use of words or emotions hidden behind phrases can send messages that affect staff self-perception, confidence and attitude. Critical language causes poor interpersonal relationships and low self-confidence whereas supportive language and tones has the opposite effect.
Foreign Languages
These days, offices may have native speakers of over 50 languages all under one roof.  It is important that the main language of the office is established, whether it be English, French or Spanish. Once this is constituted all employees should only converse in the main language. This avoids exclusion of staff who can not understand other languages. In addition, a company should ensure that all its employees are fully conversant in the main language. Language tuition should be seen as a necessity not a luxury.
Culture
International businesses with a highly diverse workforce in terms of nationality and cultural background face challenges from the differences in language, values, belief systems, business ethics, business practices, behaviour, etiquette and expectations.
Cross cultural differences can negatively impact a business in a variety of ways, whether in team cohesion or in staff productivity. As we have seen above, different methods of communication are just one area in which cross cultural differences are manifested.
In such multicultural companies, objective help may be needed through a cross cultural consultant who will show teams and individuals how to manage communication and work together more cohesively and productively.
Company Culture
Company culture pertains to the internal culture of a company in terms of how it is managed. For example, does the company view its different departments such as sales, production, administration and HR as closed or open systems? A closed system is one in which a total lack of synergy exists between a sales and production department due to the structure and communication lines between the two. A consequence of such compartmentalization is that managers of departments have a tendency to become territorial. It is vital that team work, team building and team spirit are encouraged in order to create open systems.
Such measures are especially valid in joint ventures and mergers whereby co-operation between two or more companies requires their total commitment to an open system.
Understandably many companies are primarily focused on the financial and strategic side of company operations. International businesses are now realising that many of their business problems have roots in man-management and communication.
In summary, we can conclude that the biggest hurdle to effective cross cultural communication is a reluctance to invest in the expertise and resources needed to overcome the problems as outlined above. Cross cultural hurdles are easily negotiable with some objective and well-qualified assistance.

How Do You Say "to Leave" in Spanish and Learning Spanish Verbs Dejar, Irse, Salir

Here's a question that the subscribers to my learning-Spanish newsletter have asked me: How do you say "to leave" in Spanish. Besides learning how to say "to leave" in the Spanish language, in this lesson, you will also learn the Spanish verbs dejar, irse, salir, and "marcharse." Let's begin.

As you may or may not already be aware of, in the Spanish language there is a verb in that means "to leave someone or something behind." That verbs is "dejar."

Por ejemplo:

How Do You Say "to Leave" in Spanish and Learning Spanish Verbs Dejar, Irse, Salir

1. Déjeme en la esquina Señor (Leave me at the corner Sir - a phrase I used today when speaking to a cab driver here in Medellin, Colombia).

2. Puede dejarme aquí? (Can you leave me here?)

3. Dejamos la pluma en el escritorio. (We left the pen on the desk).

You can also use the verb "dejar" to mean "to quit" as in to quit smoking. Here's an example:

1. Mañana ella deja de fumar. (Tomorrow she quits smoking.)

There are three verbs in Spanish that mean "to leave or to go out." The verbs are "irse," "salir," and "marcharse."

Por ejemplo (for example):

1. Te vas? (Are you leaving?)
2. Me voy. (I am leaving.)
3. Salí de la oficina temprano. (I left the office early)
4. El bus sale pronto. (The bus leaves soon.)

I always find it interesting that in Spanish there are always so many different ways to express word and phrases. I guess that's one of the things that makes this language so interesting to learn.
